Russian developers feel interest in “green” construction but so far are not ready to invest money in it on a large scale.

However, in the capital market there has already appeared the first de luxe project being constructed in accordance with the strict criteria of international eco-certification. Green development is not just a philosophy or healthy lifestyle but first of all it is guaranteed quality of real estate properties.

Here sanitary norms and high security level are strictly complied with and construction and maintenance of real estate items is performed only by highly-qualified experts. The most prestigious and popular in the world, BREEAМ certificate worked out in 1990 in Great Britain has become a real quality sign of a project. This system takes into account all stages of construction and operation including even characteristics of the site where a building is being erected and layouts of entrances into a parking lot.

 

In many cases “Green” result can be achieved by means of proper architecture and original project solutions.  Everything should be taken into account: speed and direction of local winds, intensity of sunbeams, position of the building in relation to cardinal points, the number and size of windows and many other things. Time works for green construction. Every year operation of such houses will become more and more beneficial while energy resources will inevitably increase in price. According to experts, for example, in Germany people are ready to pay twice more for a square metre if they are sure that a house will be constructed from natural materials and will make no harm to their health. In the USA the idea of green offices of A class has become very popular. Google has become one of the trendsetters. Over 50 buildings in the Vauban district in the German Freiburg generate twice more power than they consume. And the quarter BedZE in the neighborhoods of London is equipped with waste processing technologies.

Green Moscow

For western investors a green building is a brand which increases price of real estate, its marketability, increases the number of potential buyers. Green development movement in Russia only begins. Tough ecological requirements are imposed first of all on large international projects , such as the Innovation Centre in Skolkovo and the Olympic construction in Sochi.
