Most Expensive Moscow Townhouses and Duplexes Named
Contact Real Estate analysts have prepared the rating list of the most expensive townhouses and duplexes in Moscow. The list is topped by a two-story-duplex in the Knightsbridge Private Рark residential complex with the cost of 14,778 million dollars.
The total useful floor space is 492.6 square metres. The duplex has a small land plot leading to the private park of the residential complex. The second place is occupied by a five-storey-townhouse with the floor space of 442 square metres in the Palaty Muravyevykh residential complex (1st Zachatyevsky lane) for which they want 10,312 million dollars. The last one to make the top three is a townhouse with the floor area of 354 square metres which is offered for 10 million dollars. It is located in the Tri Topolya residential complex in 2nd Vrazhsky lane.
The forth comes a duplex with the floor space of 404.6 square metres in the Granatny 6 residential complex (9.5 million dollars). Then comes a three-storey townhouse with the floor space of 384 square metres in the Blizhnyaya Dacha residential complex in Starovolynskaya street (8.650 million dollars), a two-storey duplex with the floor area of 258 square metres in the Usadba Trubetskikh residential complex in Usacheva street (8 million dollars), a townhouse with the floor space of 400 square metres in the Silver Place residential complex in Tamanskaya street (6.5 million dollars) and a townhouse in the Literator residential complex (274.7 square metres at the price of 4.024 million dollars).
As noted by experts, formats of townhouses and duplexes (one- or two-storey apartments with a private land plot) have appeared on the Moscow elite housing market in a large part due to unwillingness of real estate developers to sell first two storeys much cheaper than the rest. It takes a little bit longer to construct such projects than usual flats. Among the main advantages of such formats specialists name a separate entrance and private area.
Townhouses and duplexes have gained the most widespread acceptance on the market of country estate market. DeviKo. Development and Consulting Company earlier informed that during the past year the share of townhouses in the structure of supply in the Moscow region country estate market have increased by 15 percent (at the moment on sale there are over 260 communities as well as 70 projects where a townhouse is a part of development).
As Vera Potekhina, Head of Country Estate Department of the Analytical Centre of INCOM Corporation, communicated to Lenta.ru-Realty, in July the average cost of townhouses on the primary market of the Moscow region was estimated at 9.9 million rubles and the average cost of duplexes was estimated at 10.9 million rubles.
