Two, three and even seven-level apartments (the latter are already available in Moscow) are an integral attribute of luxury real estate for which there is always going to be limited but consistent demand.

‘In a two level apartment you get the impression of lots of space which can be very important in an urban environment, Timur Sukharev, sales director of Restavracia N concurs with exports. ‘Nothing else can help you sleep better at night as when you go up to the bedroom upstairs!’ exclaims Alex Isaac, creative director of the British firm Linley.

Timur Sukharev notes that selling two-level apartments is different than selling standard one-level units. Nobody buys them before the building is even started. Prospective customers can’t always understand what their apartment is going to look like once the building is finished. The actual selling process only starts when construction is nearing completion. At this stage prospective buyers can actually see the apartments and weigh all the pros and cons.

When two-level apartments are located on the first and second floors they turn into a kind of townhouses. ‘This format allows the developer to make better use of the first floor for which there is traditional little demand. When you put multi-level units on the first and second floor, people get interested.’ Sergey Sviridov comments. And that is exactly the option that Restavracia N has offered its prospective customers in its new Knightsbridge Private Parkdevelopment in Khamovniki.
